Contractor Information

 

Below is important information for all contractors planning to do work in the Village:

 

  • Contractors must obtain a Village of Lincolnwood license prior to performing any work.  Village Contractor licenses are valid for the period of May 1st-April 30th.  Additional licensing information and a license application are available through the links below.

    • A Building Permit must be secured prior to starting any work. Work performed without a permit is subject to a stop work order, a fine which ranges from $250-$500 and the doubling of the permit fee.
      •  

    • Permits are valid for a one year period. To remain valid, work must begin within 6 months of the permit issuance date.  Additional fees are required for permit extensions.
      •  

    • Construction work hours are limited to 7AM-6PM weekdays and 7AM-Noon on Saturdays. No construction work is permitted on Sunday’s or legal holidays.
      •  

    • The Permit Card must be posted in public view at the job site. One set of approved plans must be kept on the job site at all times.
      •  

    • All work requires inspection. Some inspections are required prior to dry walling. At time of permit issuance, the type of required inspections will be indicated. To schedule an inspection, a minimum 24 hour notice to the department is required.
      •  

    • Failed inspections require re-inspection and payment of an additional re-inspection fee.
      •  

    • Any change to approved plans must be pre-approved by the Village. Any change in information provided on the permit application, including changes in contractors, must be reported in writing to the Village.
      •  

    • Foundation Spot Surveys are required for all new foundations and must be submitted and approved by the Department prior to beginning any framing.
      •  

    • A finished Site Grading Plan and Village inspection is required for any new building or addition. Proper grades with adjoining properties must be maintained.
      •  

    • All gutters and downspouts must be designed and installed to convey roof water to the front yard and toward the street, unless an alternative method has been approved.
      •  

    • Prior to any excavation, call JULIE at 1-800-892-0123 for underground utility location. A minimum 6 foot high chain link fence must be installed surrounding the job site if excavation exceeds 42 inches. A safety fence or other approved barrier to the job site is required to restrict public access.
      •  

    • Any damage caused to an adjoining property, including to turf, trees, fences or other improvements, is the responsibility of the contractor to repair. The Village permit does not authorize the use of any adjoining property. Such authorization must be obtained in writing by the contractor from the adjoining property owner, with a copy of such authorization provided the Village.
      •  

    • Fencing surrounding trees at the tree drip lines must be installed to protect al parkway trees and trees on the subject property.
      •  

    • Daily clean-up of the job site is required and the job site must be kept safe, sanitary and free of trash and debris.  Dumpsters are not allowed in the public right of way. Weed/grass at the construction site must be kept below 8inches at all times.
      •  

    • Any work that produces dust of airborne particulates, including brick, concrete or stone cutting, must taken measures to control and reduce dust.
      •  

    • Prior to occupancy of any new building or building addition, a Certificate of Occupancy is required which is issued only at the full completion of the entire project and upon approval of all required inspections.
    •
